Use of data, client consent, AI processing and third-party services

BrokerDash processes uploaded documents and related personal information solely for the purpose of generating indicative document insights and related services to assist broker review.

By using the platform, you represent and warrant that you have obtained all necessary consents, authorities, and permissions from the relevant individual(s) (including your clients) to collect, use, and disclose their personal information to BrokerDash for these purposes. You acknowledge that you are responsible for ensuring such consents comply with applicable privacy and data protection laws, including the Privacy Act 1988 (Cth).

You further confirm that any personal information uploaded to the platform is done so in accordance with your legal and regulatory obligations, including those relating to responsible lending and reasonable inquiries. BrokerDash does not independently confirm that such consent has been obtained.

BrokerDash utilises artificial intelligence and automated processing tools to analyse documents and generate indicative outputs, summaries, and insights. While these tools are designed to assist with efficiency and consistency, they may produce errors, omissions, or incorrect interpretations.

You acknowledge and agree that all outputs generated by the platform are indicative and informational only, and must not be relied upon without independent review. You remain solely responsible for reviewing and confirming all information, calculations, and observations with the applicant and applying your own professional judgment prior to relying on them for any purpose, including credit assessment, client advice, or submission to lenders. The platform does not constitute verification, assessment, or credit decisioning.

BrokerDash does not provide credit advice, lending recommendations, or decisioning, and does not replace your professional judgment or regulatory obligations.

BrokerDash utilises third-party cloud infrastructure and artificial intelligence providers to perform document processing and analysis. We currently use Google Cloud Document AI and Vertex AI, configured for the Sydney region, for document reading and analysis. How those providers handle, retain, or use submitted data is governed by their applicable terms and our contractual arrangements with them, not by controls implemented in the BrokerDash application itself.

BrokerDash hosts and stores primary borrower workspace data within Australia (including application infrastructure, primary storage, document reading and AI analysis). Certain supporting services, such as sign-in and billing, involve systems located outside Australia. As a result, some personal information may be transferred to or processed in other jurisdictions, as set out in our Privacy Policy.

We take reasonable steps to ensure that all third-party providers implement appropriate security and data protection measures. However, by using the platform, you acknowledge and consent to such cross-border handling of personal information where required to deliver the service.
